Planning Success in Rackenford: Two New Rural Dwellings Approved

We’re pleased to share that full planning permission has been granted for two new dwellings on a rural site near Rackenford, Devon — a great result for our clients and a rewarding example of how thoughtful design can unlock greater site potential.

 

From Class Q to a New Opportunity

 

The site previously held Class Q permission for the conversion of an existing agricultural barn. While this offered a solid starting point, we worked with our clients to explore a more suitable long-term option for the site.

The approved scheme replaces the barn with two carefully designed single-storey dwellings that better reflect the character of the area and the needs of future occupants. The homes are arranged in a courtyard layout, each benefitting from generous, south-facing gardens and a strong connection to the surrounding countryside.

 

A Simple, Sensitive Design

 

Both homes feature a natural material palette of timber cladding — including charred finishes — and locally influenced stonework, designed to complement the agricultural character of the landscape. The use of soft, earthy tones ensures the buildings feel well-established and understated in their setting.

Internally, the designs create light-filled spaces with modern functionality, while maintaining a calm, rural feel throughout.
