Process

Collaboration is at the heart of what we do.

We often work alongside structural engineers, party wall surveyors, heritage consultants, energy assessors, and other specialists to ensure your project is a success.

Depending on the scale of the project, we might involve these experts from the very beginning to ensure that every aspect is covered. Whether it’s a small extension or a large commercial development, we make sure to bring in the right people at the right time.

We believe that getting the right perspectives from experts helps to make the best decisions. By working together, we can identify the best solutions and keep your project moving forward smoothly.

Process

A seamless process

We pride ourselves on making the architectural process as transparent and seamless as possible. Our team is committed to simplifying complexities and guiding you every step of the way.

Initial Consultation: We begin with a free, up to one hour consultation to understand your vision, budget, and requirements. This allows us to assess your site, discuss preliminary ideas, and outline the steps involved in bringing your project to life.

Conceptual & Detailed Design: Using advanced CAD systems, we develop initial design concepts tailored to your needs. Once a concept is chosen, we create detailed drawings and 3D visualisations that communicate the design clearly, ensuring you feel confident about the direction of the project.

Planning & Regulatory Guidance: Navigating planning submissions and building regulations can be challenging, but we handle it for you. Our expertise ensures that all necessary documentation is prepared, submitted, and managed efficiently, allowing you to proceed smoothly through the approval process.

From start to finish, our aim is to make the architectural journey of expanding your home or portfolio an enjoyable and stress-free experience, giving you peace of mind as your vision becomes reality.

What type of projects do you specialise in?

Our firm specialises in a wide range of architectural projects, including new residential homes, commercial buildings, sustainable designs, barn conversions and house extensions.

What areas do you serve, and how far are you willing to travel?

While we are based in Barnstaple, North Devon, we typically serve clients within a 50-mile radius. This includes areas such as Torridge, West Devon, and parts of Somerset, Exeter, and North Cornwall. However, we’re happy to travel further depending on the project’s scope and requirements. If you’re interested in working with us but are located outside this radius, please feel free to get in touch to discuss your project.

What should we expect from our first consultation, and is it free?

Yes, we offer a free initial up to one-hour consultation for all prospective clients. During this meeting, we’ll discuss what you’re hoping to achieve and any site-specific considerations, as well as review your budget, desired timeline, and any questions you may have. This consultation allows us to understand your vision and establish the foundation for a successful project.

How does the planning process work?

We guide clients through every step of the planning permission process, including liaising with the relevant planning authorities throughout Northern Devon and handling all necessary documentation. Our team has extensive experience working with local councils across the region, which helps us navigate any potential challenges and achieve timely approvals for your project.

Do you offer 3D renderings or virtual walkthroughs of your designs?

Yes, we provide 3D renderings and, if required, virtual walkthroughs. This technology helps you visualise the final product and make informed decisions throughout the design process.

Barn Conversions:

For barn conversions and similar projects, you’ll likely need the following additional consultants:

  • Ecologists: A survey will be needed to assess the potential impact on local wildlife and habitats.
  • Structural Engineers: To ensure the building is sound and can support the changes we’re planning.

Householder Applications:

For smaller residential projects, such as householder applications, you may need to bring in a few external experts, including:

  • Ecologists: If your site may have protected wildlife or habitats, an ecological survey may be necessary.

New Build Residential:

For new residential buildings the following consultants are often required:

  • Ecologists: An ecological survey is essential to understand the impact on local wildlife and habitats.
  • Biodiversity Net Gain Reports: For many projects, especially larger ones, there may be a legal requirement for a biodiversity net gain assessment.
  • Topographical Surveys: These are typically needed to assess the site’s layout, slopes, and boundaries.
  • Drainage Consultants: A drainage survey may be necessary to evaluate the water flow and sewerage systems on-site.
  • Geotechnical: This service analysis soil, rock, and groundwater conditions to ensure safe, stable foundations for construction projects.

Commercial Projects:

For new commercial buildings, the following consultants are often required:

  • Civils: The consultants will design plans and oversee the construction of safe infrastructure including buildings and roads.
  • BREEAM: Assesses a building's sustainability, measuring energy efficiency, environmental impact, and overall performance against industry standards.

Other Considerations

Every project is individual, and additional requirements may arise that aren’t listed here. We’ll work with you to identify any specific needs for your project and help manage all external consultants that may be necessary.
